General Conditions

General conditions are the indirect 'soft costs' of a construction project, such as portable toilets, dumpsters, site supervision, temporary power, and cleanup.

Planning, Contracts, and Permits

Why it matters

These costs are real but do not end up as a physical part of the house. You need to know how the builder charges for them so they do not become a hidden profit center.

Where people get this wrong

General conditions shouldn't be confused with builder markup (overhead and profit). Often, general conditions are billed as a flat percentage or a detailed line-item list.

Real-world example

You see a $5,000 line item for 'General Conditions'. This covers the project manager's time on site, the dumpster rental, and the fence around the property.

Where this hits your build

This comes up early, before construction starts. It affects your contract, your budget, or both. Misunderstanding it can cost you money or leverage.

Most people do not just struggle with terms. They struggle with the decisions tied to them.
